October 22, 2026
Picture a buyer touring Royse City the last week of October. The first stop is a resale home with a list price and the usual negotiation ahead. The second stop is a quick move-in home at Davidson Homes' Mercer Meadows, just off I-30. Its price has already been cut from $409,990 to $392,990. Select homes there also qualify for a 4.99% FHA 5/1 adjustable-rate mortgage plus $10,000 in Flex Cash.
That same month, Freddie Mac's weekly survey put the average 30-year fixed rate at 7.40% for the week of October 15, 2026, up from 7.28% two weeks before.
So the buyer leaves the second house comparing monthly payments. In Royse City this fall, that is the number a resale listing has to compete with.
The builder offers in Royse City right now share a pattern. Each one gives the buyer money that can go toward closing costs, the interest rate, upgrades or the price itself. Several of them let the buyer decide where the money goes, which means the comparison ends up being about the monthly payment and the cash needed at closing.
| Builder and community | Offer as advertised | Stated window |
|---|---|---|
| Davidson Homes, Mercer Meadows | 4.99% FHA 5/1 ARM, 6.294% APR, plus $10,000 Flex Cash on select quick move-ins | Contracts by October 31, 2026 |
| Davidson Homes, Mercer Meadows | Quick move-in markdowns of $21,000 and $17,000 | No end date listed |
| Highland Homes, Creekshaw | $20,000 toward closing costs, a rate buydown, or the design center | October 1 to December 31, 2026 |
| David Weekley Homes, Creekshaw Classic | 7% of a select home's base price as a discount, design selections, or flex dollars | July 1 to December 31, 2026 |
You can check each offer at its source: Davidson's DFW rate promotion, Davidson's Mercer Meadows page, the Creekshaw builder promotions page, Highland Homes at Creekshaw, and David Weekley's Creekshaw Classic page. The Creekshaw page says promotions can change without notice.
The Weekley offer shows how big these incentives get. Take a hypothetical home with a $400,000 base price: 7% comes to $28,000 the buyer can steer toward price, finishes, or other uses. Most resale sellers are not used to offering that kind of money. A buyer who has just toured a model home now expects it.
A 4.99% rate on a sign looks like a 2.41-point discount off Freddie Mac's 7.40% average. The two loans are different products, though. Freddie Mac's figure is for a 30-year fixed mortgage. Davidson's offer is a 5/1 adjustable-rate FHA loan. Its own disclosure lists an APR of 6.294%, well above the 4.99% headline rate, and the financing runs through NorthStar Mortgage Advisors.
MetroTex, the regional Realtor association, covered these conditions in a September 2026 article on DFW new construction:
"Builder incentives may also come with conditions, such as using a preferred lender or title company. Those details should be considered alongside the advertised savings."
The same article tells buyers to compare cash needed at closing, monthly payments and long-term costs, and to count lot premiums, upgrades, property taxes, assessments, HOA fees and completion timelines. Special districts are one piece of that. On its Mercer Meadows community page, Davidson says the community has no MUD tax and no PID assessments. Other Royse City communities have to be checked one at a time.
All of this is general market information, not legal, tax or financial advice. Loan terms, assessments and incentive conditions depend on the buyer, so please confirm the details with your lender, the builder and the right tax or legal professional.
Royse City's resale numbers have improved over the past year. This table uses the single-family rows from the monthly NTREIS report published by MetroTex and the Texas Real Estate Research Center at Texas A&M.
| Royse City, single-family | Sold-to-list ratio | Days on market | Active listings | Months of inventory |
|---|---|---|---|---|
| September 2025 | 90.4% | 104 | 136 | 6.2 |
| August 2026 | 93.2% | 79 | 148 | 6.8 |
| September 2026 | 92.2% | 83 | 145 | 6.7 |
Between September 2025 and September 2026, homes sold about three weeks faster and closer to list price. The supply side tells the rest of the story. In the September 2026 report, Royse City had 145 active single-family listings and 16 closed sales, which is roughly nine homes on the market for every one that closed. That month, homes closed at an average of about 92 cents on each dollar of list price.
Royse City's neighbors were close. In September 2026, Fate posted a 93.6% sold-to-list ratio at 63 days, Rockwall 92.0% at 77 days, and Forney 91.0% at 91 days. Rockwall County's single-family median was $485,000, up 14% from the year before, even though closed sales fell 7%. With fewer sales and a higher median, the county figure probably reflects which homes happened to close more than an across-the-board price increase.
The report includes new and existing homes sold through the MLS, and it excludes builder sales reported outside NTREIS. That means some of the homes buyers are choosing between never show up in the days-on-market and sold-to-list figures, and a resale seller looking only at MLS comps can miss part of what the buyer is weighing.
Rates went up during October. The 30-year average rose from 7.28% on October 1 to 7.40% on October 8 and held there on October 15. The higher the market rate, the bigger the gap between that rate and a builder's subsidized one, and the stronger the builder's offer looks next to a resale buyer's standard loan quote.
The promotions also run on fixed dates. Davidson's Mercer Meadows rate offer is tied to contracts written by October 31, two days after this post goes up. The Highland and Weekley offers at Creekshaw run through December 31, 2026. That means a resale listed in November or December will be competing with year-end incentives that have a deadline attached, which is when builders have the most reason to close deals.
On a broader scale, MetroTex reported that new homes made up 31% of DFW listings in the first half of 2026. Their median asking price ran 9.8% above existing homes, and their median time on market was 68 days. A resale home can compete on price, while builders compete on terms.
MetroTex says a resale "may be priced well against other existing homes" and still lose buyers "to a builder offering a rate buydown, closing-cost assistance or upgrades." Its advice to listing agents is to include current builder pricing, incentives and quick move-in inventory in the analysis. In Royse City this fall, that looks like this:
