Dalrock: Located on Rowlett's easternmost peninsula, Dalrock puts the lake front and center. Older homes from the 1980s and 1990s sit closer to I-66, while newer construction lines Sunset Boulevard with a more modern feel. The Sapphire Bay marina development is at the southern tip.

Flower Hill: One of Rowlett's most established neighborhoods, with homes built from the 1980s through the 2000s. Predominantly single- and two-story brick homes. Located near the DART station, retail, and Lake Ray Hubbard.

Highland Meadows: A lakeside community served by Rockwall ISD. Close to Shorewood Park and the developing Sapphire Bay Marina.

Local Tip: Homes on the Rockwall ISD side of Rowlett tend to command a premium over Garland ISD-zoned homes. If schools are a priority, confirm your zoning before making an offer.

Lifestyle and Local Highlights

Rowlett's downtown has transformed over the past decade, largely catalyzed by the DART Blue Line station that opened in 2012. Bankhead Brewing Co. has become a neighborhood anchor, joined by Barrocos Latin Cuisine, La Casita Coffee, Girlfriends Boutique, and Brick & Bones Backyard. The Downtown Green hosts community events year-round, from the Farmers and Craft Market to Celebrate DiverseCity and the Holiday Main Street Fest & Parade.

Sapphire Bay is the project to watch. This 116-acre, $1 billion+ development on Lake Ray Hubbard's western shore is planned to include a Hyatt resort, a surf and beach club, a lagoon, over 1,500 residential units, a 1,000-slip marina, restaurants, and retail. When complete, it will fundamentally reshape Rowlett's waterfront identity.

For outdoor recreation, Rowlett delivers. Paddle Point Park offers a 6.4-mile paddling trail for kayaking and canoeing. Pecan Grove Park features native pecan groves, walking trails, and outdoor fitness stations. Rowlett Creek Preserve is a go-to for mountain biking and hiking. Herfurth Park has basketball, tennis, and pickleball courts plus picnic pavilions. And Scentral Bark Dog Park gives pet owners dedicated off-leash space.

The Rowlett Community Centre provides a fitness center, gymnasiums, meeting rooms, and programming for all ages. The city's Parks and Recreation department runs seasonal events including Summer Fest, trunk-or-treat, a Veterans Day ceremony, and 12 Days of Christmas.
